Problem and solution

When Sanding Is The Right Choice

Wood floor sanding is usually the right approach when a floor has visible scratches, uneven wear, old coatings, staining or damage that sits deeper than the surface finish. Rather than covering the timber or replacing it, sanding removes the tired upper layer and prepares the floor for a new protective finish.

Often suitable for

  • Scratches, grey wear marks and traffic lanes
  • Old lacquer, oil or patchy previous finishes
  • Uneven boards, small gaps and tired pine floorboards
  • Rooms where the timber has character but needs proper preparation

For many homes across the North East, especially period properties with pine boards, oak floors or parquet, restoration can preserve the original timber and bring back warmth, colour and character. It is often more practical and less wasteful than removing the floor and starting again.

Our process

A Careful Six-Step Sanding Process

Premium results come from preparation, patience and choosing the right finish for the timber.

01

Inspection

We assess the timber, existing finish, damage, movement and the result you want to achieve.

02

Preparation

Rooms are prepared carefully, edges are checked and any vulnerable areas are protected.

03

Dust-Controlled Sanding

Progressive sanding removes old finish and surface damage while controlling dust at source.

04

Repairs & Filling

Gaps, cracks, loose boards or damaged areas are dealt with before final finishing where suitable.

05

Fine Sanding

The surface is refined so the floor is ready to take stain, oil or lacquer evenly.

06

Finishing & Protection

We apply the chosen finish for the timber, room use and appearance you want.

Restore, do not replace

Why Choose Sanding Instead Of Replacement?

Cost

Restoring an existing timber floor is often more economical than replacing boards and refitting a new floor.

Sustainability

Keeping the floor you already have reduces waste and makes the most of existing materials.

Preservation of original timber

Older pine, oak and parquet floors often have character that new materials cannot easily replicate.

Reduced disruption

Sanding and refinishing can transform a room without the upheaval of a full replacement.

Questions

Wood Floor Sanding FAQs

Is dustless floor sanding completely dust free?

No sanding process can honestly be described as completely dust free, but modern dust-controlled sanding equipment captures a large amount of dust at source and keeps the work much cleaner than traditional sanding.

How do I know if my floor needs sanding or sandless restoration?

If the floor is heavily scratched, stained, uneven or has worn through the finish, sanding is usually the better option. If the floor is dull but stable and not badly damaged, sandless restoration may be suitable.

Can you sand old pine floorboards?

Yes. Original pine floorboards can often be sanded and refinished, provided there is enough usable timber and the boards are in a suitable condition.

Can you change the colour after sanding?

Yes. After sanding, many floors can be stained or finished with oils and lacquers to create a lighter, warmer or deeper tone.

How long does wood floor sanding take?

Timescale depends on the room size, repairs, finish choice and drying requirements. Many domestic rooms can be completed over a few days, but we will advise once we have seen the floor.
